Renovation and Expansion Updates

Storage Plus of College Station, formerly College Station Self Storage, is  undergoing a major renovation and expansion. Located at 11990 Old Wellborn, Storage Plus of College Station is one of the major storage facilities for Texas A&M students and the surrounding College Station neighborhoods.

We’ve completed aesthetic and security updates at this facility, and we’re preparing to begin expansion of the property.  

Completed Updates

    • New state-of-the-art security cameras
    • Updated LED lighting
    • Total property rebranding to Storage Plus of College Station
    • A more attractive, durable gate  
    • Repaint all existing areas
    • Updated signage
  • Replaced all existing gravel driveways with concrete

Property Expansion

The facility expansion, which will align with the above list of improvements is scheduled to break ground at the end of March or beginning of April.  It should be completed in approximately 8 months. The general contractor for this project is Storage Builders Unlimited, and financing will be provided by the existing lender, Community Resources Credit Union.

Expansion includes the following:

    • The addition of 24,200 square feet to the existing storage facility
        • 17,000 – 18,000 square feet is for several larger, non-climate controlled units for existing commercial tenants
      • larger units have tall doors to accommodate forklifts  
    • Based on market demand, remainder of the facility will contain climate-controlled units
    • Single-story building will provide easier access for customers
    • Finish existing gravel drive with concrete
    • 1,200 square feet of outdoor parking will be retained
    • Stone and stucco added to the facade of the front office and the interior of the office was updated
    • Addition of attractive landscaping
    • Property perimeter will be fully fenced with existing fencing replaced
    • Fire sprinkler system will be installed
    • A detention pond will be added
        • Pour-in-place vertical walls will be utilized to maximize net rentable area
      • The pond will be deep and set in a small area to maximize land use
    • Existing lift station will be replaced with new dedicated sanitary sewer line to prevent future maintenance issues with septic tank
  • The city is extending a road behind the property (General Parkway) and working with us on the underground utilities between our property and new roadway
      • The direction of General Parkway presents the opportunity for a second entrance to Storage Plus of College Station
      • The city will auction ⅔ acre of land adjacent to the property, which we will purchase to obtain the second access point
    • Land purchase is added to project budget and will allow creation of additional open parking

This construction is designed and permitted with a potential Phase 2 already built in.  We have been proactive in designing the site and infrastructure to allow for expansion of an additional 11,000-12,000 square feet.  It will be easy to enlarge the existing building utilizing the open parking space.
